SUMMARY
The primary purpose of the Senior Maintenance Technician position is to provide demonstrated sub-journeyman-level work in a designated craft.  This position impacts the routine maintenance and repair of building systems and equipment.

ESSENTIAL JOB FUNCTIONS
Under limited supervision performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives.  May precept staff.
 
 
JOB SPECIFIC COMPETENCIES
1.         Perform PMs 
Performs PMs on equipment such as boilers, chillers, HVAC, hoods, pumps, ice machines, coolers and other mechanical equipment as instructed.
 
2.         Maintenance repairs 
Performs repairs with limited supervision on mechanical equipment including boilers, chillers, HVAC, hoods, pumps, exhaust fans and other mechanical equipment.  Perform mechanical fabrication including welding, grinding, shaping, drilling and forming.  Responds to emergency alarms (client, critical, and facilities).  Troubleshoot equipment and make necessary repairs.
 
3.         General maintenance  
Installs, repairs, and maintains equipment such as doors, locks, and other facility equipment.  Performs less skilled electrical work such as repair and adjustment of electrical equipment.  Provide assistance to the HVAC Technicians/Stationary Engineers in maintaining and repairing exhaust fans, hoods, AHU’s, chillers and treated water systems.
 
4.         Increase customer focus and satisfaction  
Respond to maintenance calls, respond to customer service requests, and assist other crafts as assigned.  Maintain and repair existing systems (house and lab air, vacuum, domestic hot and cold water).
 
5.         Other duties  
Performs other duties as assigned.

Education: High school diploma or equivalent.

Experience: Five years’ experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
