Patient Care and Prevention Facilities (PCPF) manages all MD Anderson buildings where cancer diagnosis, treatment and prevention programs are provided at both our Texas Medical Center Campus and community locations. Salary Range: $57,500 - $72,000 - $86,500

Work Location: The Woodlands Location 

Work Schedule: Monday - Friday, 5:30am - 2pm

SUMMARY
The primary purpose of the Senior Maintenance Technician position is to provide demonstrated sub-journeyman-level work in a designated craft. Performs routine maintenance and repairs of all mechanical equipment, systems, buildings, and grounds, and their associated responsibilities with minimum technical supervision

ESSENTIAL JOB FUNCTIONS
Under limited supervision, performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives. May direct and instruct staff as necessary.

JOB SPECIFIC COMPETENCIES
Maintain, Repair, Troubleshoot  

Applies general craft knowledge and skills by following work instructions to:
HVAC initial response for hot/cold calls, odors, exhaust issues, repair or replace equipment, etc.
Plumbing initial response to unclog water closets, sinks, shut off fixture stops, use sewer machines on floor drains, replace faucets, valves and fixtures, etc.
Maintain and repair existing plumbing systems (restrooms, house and lab air, vacuum, CO², domestic hot and cold water, and sanitary drains).
Electrical tasks such as clean/replace light diffusers, replace lamps and ballasts, switches and receptacles, etc.
Repair and maintain utility systems equipment, such as, pumps, valves, steam systems, vacuum pumps, compressors, water softeners and heat exchangers.
Assist with and perform preventive maintenance as required.
Perform installations and repairs on doors, door closers, locks, hinges, framework, alignment, and strike plates.  Adjust / replace door closers.
All completed work meets professional standards of cleanliness, maintenance and safety in accordance with work instructions
Coordinates regulatory inspections by external agencies. 
May order materials and maintain inventory.
Inspects contracted work to ensure repairs and installations are compliant. 
Functions as a point of contact for vendors. 
Prepares and submits reports.  
Participates in process improvement initiatives. 
Investigates outages. 
Interprets and works from instructions, blueprints, sketches and diagrams in the installation of utility systems.  

Notify management of all recognized equipment repairs.
Clean and maintain equipment and work areas.
Engage in collaborative efforts by team members from all craft shops to resolve problems and repair/upgrade deficiencies in the utility systems.
Communicate with team members to identify needs for improvement.
Water quality analysis and/or recording of data
Manage all assigned work orders to be completed as per schedules.

Other duties as assigned

Respond to calls  Respond to customer calls and provide customer services. Communicate on an ongoing basis with customers and clients to determine current status of deliverables and to learn about customer needs. Emergency responses for facilities including code red alarms

Report and Document      

Provide complete information to accurately document corrective action, labor hours, and materials used on work orders.
Timely communication to supervisor of any other issues encountered during the performance of work.

Other duties as assigned.

EDUCATION

  • Required: High School Diploma or Equivalent
  • Preferred: Associate's Degree Technical or Trade school

WORK EXPERIENCE

  • Required: Five years Experience in one or more crafts (i.e. plumbing, electrical, carpentry, painting, HVAC, instrumentation).
  • Preferred: Experience working with water treatment systems or other trade crafts such as Electrical or HVAC.

LICENSES AND CERTIFICATIONS

  • Preferred: Journeyman Electrician, 

    Journeyman Plumber, Stationary Engineer License 1st Grade, 

    Stationary Engineer License 2nd Grade
