Senior Maintenance Technician
The Research and Administrative Facilities (RAF) department manages the operations and maintenance of research and administrative buildings, including both the Bastrop and Smithville campuses. The RAF team also includes parking and transportation, audio visual and event operations, as well as the exterior site operations, all of which support all the Houston campuses and properties.

The ideal candidate will have at least a 3rd grade stationary engineer license issued by the City of Houston.
Work Schedule:
- Wednesday 7am - 5:30pm
- Thursday 7am - 5:30pm
- Friday 7am - 3:30pm
- Saturday 7am – 7:30pm
The salary range is $57,500 - $72,000 - $86,500

SUMMARY
The primary purpose of the Senior Maintenance Technician position is to perform skilled sub journeyman-level work in a designated craft. It impacts routine maintenance and repairs of all mechanical equipment, systems, buildings, and grounds.
ESSENTIAL JOB FUNCTIONS:
Under limited supervision performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives. May precept staff.
JOB SPECIFIC COMPETENCIES
Maintain Facility appearance, Functionality and Safety
• Investigates Outages.
•Inspects contracted work to ensure repairs and installations are compliant with institutional guidelines, plans, specifications and submittals
•Functions as a point of contact for vendors.
•Prepares and submits reports.
•Participates in process improvement initiatives.
•Record and log temperatures on chillers, heaters, and all related equipment every two hours.
•Respond to all critical alarms for laboratory equipment in all Main Campus Research & Education facilities.
• Perform preventive maintenance on Central Plant equipment. (Chilled Water, Pumps, Compressors, Hot Water Pumps, Domestic Water Pumps, etc.)
• Record and log temperatures on all A/C Heating exchangers servicing all facilities.
• Record and log temperatures and pressures of all the utility equipment that is servicing Research and Education Facilities here at the Main Campus.
• Record and log vacuum pressure for laboratory use as required each shift.
• Conduct hardness test on the water softeners as required each shift.
• Conduct chemical test on chill water and hot water closed loop systems for corrosion protection.
• Chemical treatment of closed loop systems
Reduce Outside Contractor Costs
•Participates in process improvement initiatives. Record and log temperatures on chillers, heaters, and all related equipment every two hours. Respond to all critical alarms for laboratory equipment in all Main Campus Research & Education facilities.
Other Duties as assigned
• Provide lead support to the Utilities Operations Superintendent and/or Supervisor, Physical Plant’s Superintendent in their absence.
• Coordinate all work performed by other shops, which require a basic knowledge of overall physical plant operations when, requested by Physical Plant Utilities Operations Superintendent, Supervisor, or Manager.
•The employee may be expected to be part of an on-call group and when assigned this responsibility will be compensated for that time. When on-call, the employee must be available and be able to respond in accordance to policy. Periods of alert when Emergency Conditions may be expected are not considered on-call.
Required: High school diploma or equivalent. Five years experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
Preferred: 3rd grade Stationary Engineer license issued by the City of Houston
